* Choose the north exit from Orlando International to enter 528 (West) – partial toll road

Neighborhood

Tuscan Treasure villa is set in the exclusive rural area of Tuscan Ridge, a peaceful and quiet community, with a larger than average plots; one will be impressed by the amount of space between each villa, unlike the majority of other developments. The villa is situated 1/2 mile north of I-4/Hwy-27, and 3 miles south of Hwy-27/Hwy-192, on the west side of Hwy-27; access from Hwy-27 south.

Within 5-10 minutes of our home you will find a great variety of supermarkets, take-away and sit down restaurants, bars and services such as banks, and gas stations. Medical facilities such as doctors, dentists and pharmacies are close by in case they are required. The guests need to be able to drive to stay at Tuscan Ridge or any of the communities in Davenport. Parking is permitted for 2 cars on the driveway.

If you are a tennis player, the community offers free tennis court access. And for the avid golf player there are an abundance of highly rated golf courses just a short distance away e.g.: Greg Norman's designed - 36 hole - Champions Gate and Mike Dasher designed Highlands Reserve golf course!!

General Terms & Policies:
Full payment is required 8 weeks prior to arrival, or immediately for holidays less than 8 weeks ahead.

TERMS AND CONDITIONS for SHORT TERM RENTALS
Tuscan Treasure - Tuscan Ridge, Davenport, Florida

Please, read these conditions carefully before completing the booking.
1. BOOKING
1.1 A provisional booking may be made via email or telephone and will be held for 7 days, allowing for the signed booking/term and conditions form and deposit to be received.
1.2 The party leader must be over the age of 21 years and must be a member of the party occupying the villa.
1.3 The signing of the booking form confirms the terms and conditions set out below and should be binding on the persons intending to occupy the premises whether or not such persons have signed the booking form.

2. RESERVATION DEPOSIT
2.1 A GPB£200/USD$300 or 20% deposit (whichever is greater) is required to confirm your booking along with a signed booking form.
2.2 Each booking will be confirmed within a week of the signed receipt of booking form and the approved deposit.

3. BALANCE PAYMENT
3.1 The outstanding balance is due 8 weeks prior to the arrival date.
3.2 Bookings which are made within 8 weeks of arrival are payable in full at the time of making the reservation. 3.3 All reservations will be confirmed by e-mail or in writing once payment has been received and cleared.
3.4 The owner reserves the right to cancel the booking if payment is not received by the due date.

4. SECURITY DEPOSIT
4.1 A GPB£200/USD$300 is required in addition to the reservation deposit, in order to cover breakages or damage to the property. This will be required with the balance payment 8 weeks prior to the date of arrival.
4.2 Security deposit will be refunded within 21 days from the departure date, once the property had been inspected by the Management company. The party agrees that the first named Guest submitted on the booking form remains solely responsible.

5. CANCELLATIONS
5.1 All cancellations must be made in writing by the party leader. In the event of cancellations, the following charges apply:
- up to 8 weeks prior to the arrival date - loss of deposit (could be transferred to another date)
- 6-8 weeks prior to the arrival date - 50% of the rental fee
- 4-6 weeks prior to the arrival date - 75% of the rental fee
- 4 weeks or less prior to the arrival date - 100% of rental charge

6. UNAVOIDABLE CANCELLATIONS
6.1 In the unlikely event that due to circumstances beyond our control we need to make changes or cancel your booking, we will inform you as soon as possible in writing.
6.2 The owner will reserve the right to cancel any booking at any time and will return all sums received without interest or compensation.
6.3 If possible, and subject to availability, the Management company will offer alternative premises of comparable standard.

7. FORCE MAJEURS
7.1 Except where otherwise expressly stated in these conditions, the owner cannot accept liability or pay any compensation where the performance or prompt performance of our obligations under our contract with you is prevented or affected by or you otherwise suffer any injury, damage, loss or expense of any nature as a result of 'force majeure'. In these conditions, 'force majeure' means any event which the owner or the supplier of the services in question could not, even with all due care, foresee or avoid.
7.2 Events beyond control include: strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical/weather conditions, problems with transport, aircraft grounding, closure of airports, disease, and all similar events outside our control.

8. VILLA OCCUPANCY
8.1 Only guests included on the booking form are entitled to occupy the property.
8.2 No person who is not listed on the booking form may stay at the villa without written consent.

9. ARRIVAL AND DEPARTURE
9.1 The villa is available after 4:00pm on the day of arrival and must be vacated by 10:00am on the day of departure. Failure to comply with this may result in extra rental charges which the Guest agrees to pay. On occasion, exceptions can be made for late departure via the Management company.

9. INSURANCE
9.1 We strongly recommend you arrange for adequate insurance which should cover the cost for any cancellation, all medical costs and the cost of assistance, including returning cost to home country in the event of an accident or illness. While the villa is covered by home insurance, as well as public liability, the insurance does not cover guest’s personal belongings. This is your responsibility, and the owner takes no responsibility for non-compliance.

10. INTERNATIONAL TRAVEL REQUIREMENTS
10.1 Guests are personally responsible for the provision of international travel/health documentation. Cancellation caused by guests due to incorrect documentation will be charged the relevant cancellation fee.

11. COMPLAINTS
11.1 Should a problem arise while on holiday relating to the villa premises, immediate contact should be made with our Management company which should resolve the matter speedily. If the problem persists, the owner should be notified directly.

12. WEBSITE DESCRIPTION
12.1 All information supplied on the website is deemed to be correct and in good faith; it is understood that the information and photographs supplied are for guidance purposes only and does not form part of any contract.

13. SWIMMING POOL
13.1 The owners do not accept any liability for any injury however caused as a result of the use of the pool.
13.2 Guests may use the swimming pool at their own risk and diving is not permitted.
13.3 The doors to the pool have had alarms fitted and guests are specifically requested not to allow unsupervised children to use the pool at any time.
13.4 Plastic glasses and plates are provided for use around the pool. Glass dishes are not allowed around the pool.
13.5 Pool heat is optional and is available at extra cost.
13.6 Guests are not permitted to touch the pool heater controls.
13.7 Pool heating will be switched on during the day ordered and may take some time to get to the optimal temperature, which will depend on the prevailing weather conditions.
13.8 The heater is a mechanical device and it can be subject to electrical/mechanical failure. If such occurrence was to happen, every effort will be made to repair the heater. If the guests have paid for the pool heat, the owner will refund the deposit for the days without the pool heat.
13.9 Any problems arising with the pool should be reported to the Management company.

14. INSECTS
14.1 Florida has a sub-tropical climate and some insects and small creatures are inevitable and are not a cause of complaint. Their presence is not a reflection on the cleanliness of the property. The home is treated regularly as part of pest and termite control program. It is vital that all external doors and windows are kept shut at all times. Not only will this keep the bugs away from the property but it will also unable air conditioning unit to function more efficiently.

15. SMOKING/PETS
15.1 There is a NO SMOKING/NO PETS policy within the villa. If evidence of smoking or pets staying at the villa is found, it will be regarded as serious breach of contract and the whole party will be evicted immediately. All monies paid will be forfeit and the Guest is liable for a deep clean fee along with a 'clean air' fee to replace all the air conditioning filters. Smoking is allowed in designated area on the back porch.

16. LIMITATION OF LIABILITY
16.1 Although every effort is made to ensure the villa is in perfect condition, the owners cannot accept responsibility for any third party claims, accidents, damage or loss of property.

17. LAW This contract is subject to and shall be constructed in accordance with the laws of Canada and the parties hereby submit to the exclusive jurisdiction of Canadian courts.

I accept the Terms and Conditions on behalf of myself and my party and I agree to pay the balance 8 weeks prior to arrival. I am over 21 years of age.
