2 story, 1,511 sq.ft. 2 bed/2.5 bath with 2 ocean view balconies from the living room and master suite. The balconies feature handmade, bar height furnishing for optimum ocean gazing and outside seating for 10 on the main level

The living area is furnished with a new leather sofa, loveseat, recliner and ottoman. The sofa folds to a queen bed and the ottoman folds to a single bed. The media center contains a huge flat panel TV, DVD player, MP3 sound system and a nearby glass top work station with tons of electrical outlets and USB charging stations throughout...plus lots of convenient hooks for jackets, hats, towels, keys, etc

The kitchen and dining area provide bar height seating for 7, plus TV trays for 6 more. All appliances are new and stainless steel, including a refrigerated 'beverage center' under the bar. The kitchen has new granite counter tops and well designed cabinetry throughout, with lots of little extras

306 Mayan Princess is one of the top vacation rentals in Port Aransas and all of Mustang Island. We are selective in approving rental applications and reserve the right accept or reject rental applications as we feel is appropriate.

The owners of 306 Mayan Princess handle all rental applications, payments, refunds and customer service directly.

306 is not a “party house”. The owners live here part of the time every month and employ a representative to inspect the property on a regular basis. We are share our house with our guests and expect them to respect it as if it were their own.

We reserve the right to speak with potential guests and/or perform internet searches, including Google, Facebook and other social media in considering rental applications.

A valid cell phone number and email address is required for all reservations.

Maximum Occupancy is 6 adults, with additional, fold-out sleeping for 2 more children.

The Mayan Princess is a Non- Smoking property, including #306 and its balconies.

Pets are NOT allowed.

People other than those in the Guest’s party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

306 Mayan Princess is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Only use appliances for their intended uses. Keep the property and all furnishings in good order. Do not remove any furniture, house wares, kitchen ware, bedding or other items from #306.

Guests are responsible for bringing their own towels for use in the pool area and on the beach. Towels and linens are not to removed from #306 or taken to the beach or swimming pool area.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A washer and dryer are provided for guests use.

*Storms: Storms and rain are a natural part of being near the coast. If there is a storm or hurricane, no refunds for cancellations will be given unless:

- The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or

- A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

- Any unused portion of rent from a guest currently registered;

- Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and

- Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Note: We are not unreasonable and will make every effort to use common sense in making determinations on any of the above.

RULES AND REGULATIONS

The front desk is open from 7am to 11pm.
The front doors lock at 11pm, but there are outdoor walkways to the units by vending machine area.
The elevators are accessible 24 hours.
For emergencies after 11pm call 361-510-6522.
For noise complaints call the non-emergency number 361-886-2600.

1. Please be aware that this is a NON-SMOKING facility. You are prohibited to smoke inside the unit and on
the balconies.

2. NO PETS ALLOWED. If you are caught with a pet on property, you will be asked to
leave and your money will not be refunded.

3. The person checking in MUST BE 25 YEARS OLD and staying on property for the entire duration of the
reservation. They will be held financially responsible for any damages to the unit.

4. There is NO DAILY MAID SERVICE. There is a washer and dryer in every unit and we provided you with
laundry detergent to refresh your towels and clothing.

5. AT CHECK OUT we ask you to remove all trash from the room, place any dirty dishes or utensils in the
dishwasher and clean any dirty pots and pans. Please DO NOT leave trash bags sitting on balcony or
walkways.

6. Please DO NOT feed the Sea Gulls, hang towels or wet swim suits off balcony railing, or throw anything off
balconies. Children are prohibited from the balconies without adult supervision.

7. BBQing is NOT allowed on balconies. We have installed grills out by the pool area that comply with fire
code regulations.

8. Pool Rules:
- ALL Guests and Owners must wear wrist bands while inside the pool area. Kids 12 years and under
are permitted use without a band but must be accompanied by an adult at all times. These bands
must be returned upon checkout or there will be a $5.00 charge for each pool band not returned.
- NO DIVING at pool.
- NO LIFEGUARD ON DUTY.
- Pool opens at 10am and closes at 11pm.
- No glass containers are permitted within the Pool and Hot Tub areas
- No Smoking allowed in pools or hot tub
- No one under the age of 16 is allowed in Hot tub without parent or guardian
- North Pool near hot tub will be heated to 72 degrees between Jan. 1st thru Mar. 31st and the air
temperature is below 70 degrees.

9. Please DO NOT run, talk loud outside rooms, or yell from floor to floor, especially late at night. We have
noise curfew that begins at 10pm.

10. Please understand that the unit that you are staying in is privately owned and anything that becomes
missing or damaged will be noted and you will be held financially responsible.

11. If discovered that your unit is occupied over maximum capacity, there will be a charge of $25.00 per day
per person above occupancy, or you will be asked to leave without refund.

12. We do charge for any long distance calls made from your unit.


By making a reservation and a deposit you are indicating that you have read and understand all of the above rules and regulations and agree to follow them.
