Reservations are confirmed upon receipt of signed Reservation Form and a deposit of 500 euro or USD equivalent. Balance due 60 days prior to arrival.

We have a 250 euro cancellation fee for cancellations up to 61 days from arrival and no refunds within 60 days of arrival policy, and we really VERY strongly encourage all of our guests to purchase trip cancellation insurance --- not just for their stay with us, but for everything. I’ve been offering our homes as vacation rentals for 7 years now, and in the last two years I have seen a million things happen to cause folks to lose flights, hotel and apartment bookings, etc, all resulting in lost money – most of which weren’t even health related (the traditional reason to purchase this insurance), so now everyone gets the same messages when they book with us :

PS Unexpected events happen in life! Do not let them ruin your vacation. We have, unfortunately, had some sad cancellation stories this year, and unlike a hotel, we have a very limited number of homes, one of which we've taken out of circulation for your trip. Once we have done that it is unlikely we will fill the dates if we have a late cancellation. No one plans to cancel, miss a plane, lose a suitcase or get sick, but after 5 years in the vacation rental business, I can tell you it DOES happen. There are a number of trip insurance companies that can protect your vacation investment. A few reputable companies are listed on our website. They each have their own policies and coverage and there are probably many others out there. Basil and I personally use Access America. We just wanted to emphasize that this is available and underscore that if you need to cancel, much as we would like to alter our reservation form terms, we will not be able to. Please consider insuring your investment in your holiday against the unexpected.
