Located just a short 20 minutes drive from Cancun’s International Airport, it is nestle in the hart of the Riviera Maya, right between Cancun and Playa del Carmen in the quite, unassuming, easy going town of Puerto Morelos in Quintana Roo, Mexico.

Villa Xa’An, an attractive single level home it is set in a 4,300 square feet property surrounded by 10 feet high solid walls all around. It features 3 Bedrooms, 2 and one half Bathrooms, Laundry Room, Private Pool, Garden, and a 2 vehicle Garage; It is set in a quite neighborhood away from crowds and traffic for a relaxing vacation yet close to the action so you don't miss on anything; bus station, shops, restaurants and services are a short stroll away (within 2 blocks); the Beach, Town Center, and Puerto Morelos night life are only a 5 minutes drive (1.6 miles) from the property; Taxi Cabs are inexpensive an will pick you up at your door step. ($2.00 USD from property to the beach)

Villa Xa’An accommodates a maximum of 6 (Six) guest regardless of age.
Pets are not allowed.

The MAIN BEDROOM overlooks the pool, has a King Size bed, LED TV, DVD, safety box and private bathroom; the SECOND and THIRD BEDROOM share an ample main bathroom, they overlook the pool and court yard respectively, the first one has a Double bed, the last one has a King Size bed.

The KITCHEN with it's Granite countertop and eating bar, is fully equipped with every electrical appliance needed, it includes a double sided fridge with freezer and purified water dispenser and ice maker; also found here are matching dishes, pots, pans, cutlery and utensils.

The LEAVING ROOM overlooking the front porch and yard, is Furnished with a modern style couch, LED TV, Blue Ray, and Home Theatre.

The POOL, a special feature of the Villa, is surrounded by an ample deck and tropical plants; there is a dry bar area, a convenient gas barbecue, 1/2 bathroom, and a handy outdoor shower.

The Villa has dedicated high speed wireless Internet, High Definition Cable TV, and celling fans throughout.

The ADO bus from Cancun airport drops you off two blocks from the house and it is only 5 dlls per person, runs every 40 min. first bus departs 10:10 and last bus 22:15; The bus leaves from terminal 2, International flights arrive in terminal 3 so you can easily walk to the ADO bus ticketing office on your own and save yourself some Money.

Walking distance to the Botanical Garden and two blocks from local transportation to visit the local Sink Holes "Cenotes"; if you are driving you can park your car inside, we have a two car garage and ample parking on the street right in front of the house.

If you wish to go to Playa del Carmen at night or in the day time there are ADO Air Conditioned bus leaves every 15 min. it is only 2 dlls one way and it drops you off right on 5th Avenue Playa del Carmen. only 30 min. to get there. Last ADO bus from Playa del Carmen to Puerto Morelos departs Midnight. ( there are other bus companies that run all night in case you want to stay out later than 12:00 pm )

Puerto Morelos, a tranquil fishing town, it offers a friendly alternative to the big-city atmosphere of Cancun or the congestion of Playa del Carmen. The tranquil white-sand beaches of Puerto Morelos are protected by the world's second largest barrier reef, which provides a safe swimming and water sport environment not found in Cancun, where strong currents frequently put swimmers at risk.

Enjoy a delicious feast or light meal at one of the many family restaurants surrounding the town square. Menus range from locally caught fresh fish and seafood such as lobster, conch and octopus, to Italian cuisine featuring pasta and pizza, or superb Mexican dishes.
