Listing for Success
Better Listings. Better Connections. Better Stays.
A great rental listing does more than showcase a property. It sets expectations, answers questions, builds confidence, and helps connect the right guests with the right place.
At Connecting Rentals, we believe quality listings create quality experiences. Whether you're listing a cozy seasonal retreat, a family vacation home, or a property suited for an extended stay, your listing should give prospective guests a clear and accurate understanding of what to expect.
These guidelines are designed to help you create a listing that is complete, compelling, and trustworthy—while making it easier for guests to find a property that truly fits their needs.
Start With Accuracy
The most important part of a listing is simple: it should accurately represent the property.
Please make sure your listing information is current and reflects the property as it exists today.
This includes:
- Property location and general area
- Number of bedrooms and bathrooms
- Sleeping arrangements
- Maximum occupancy
- Property type
- Available amenities
- Parking and transportation information
- Accessibility features
- Pet policies
- Smoking policies
- House rules
- Seasonal or availability information
- Any additional fees or restrictions
If something changes, update your listing promptly.
An accurate listing helps guests make informed decisions—and helps hosts attract guests whose expectations match the property.
Keep Your Availability Current
Accurate availability is one of the most important parts of a successful rental listing.
A guest who finds the perfect property needs to know that the dates they're considering are actually available. An outdated calendar can lead to unnecessary inquiries, missed opportunities, and avoidable disappointment.
Keep Your Calendars Connected
If you advertise your property on multiple rental platforms, reservation systems, or calendar services, keeping your calendars synchronized is one of the most important things you can do to maintain accurate availability.
Import and Export Your iCal Calendar
Connecting Rentals supports iCal calendar synchronization, allowing you to both import calendars from other platforms into Connecting Rentals and export your Connecting Rentals calendar to other platforms.
Importing an iCal calendar can bring existing reservations and blocked dates from another platform into your Connecting Rentals calendar. Exporting your Connecting Rentals calendar allows your reservations and blocked dates to be shared with other platforms that support iCal synchronization.
Together, these connections can help keep your availability consistent across the services you use.
The result is simple: fewer surprises, better communication, and a more reliable experience for everyone.
If you advertise your property in multiple places, we strongly encourage you to connect your available iCal calendars in both directions whenever supported. After connecting a calendar, periodically verify that reservations and blocked dates are being reflected correctly on each platform.
An accurate, synchronized calendar helps prospective guests see when your property is truly available—and helps prevent avoidable double bookings.
Calendar Accuracy Matters
Even when using calendar synchronization, hosts should periodically review their Connecting Rentals calendar.
Make sure:
- Reservations are properly reflected
- Blocked dates appear correctly
- Newly unavailable dates are closed promptly
- Cancellations or changes are reflected
- Multiple calendars remain synchronized
- Your availability matches what you are actually offering
A beautiful listing with an inaccurate calendar is still an incomplete listing.
Keeping availability current is part of being a responsible host.
Complete Listings Perform Better
Guests should not have to piece together the details of a property from scattered information.
A well-developed listing provides the information guests are most likely to consider before making an inquiry or reservation.
Whenever applicable, include details about:
The Property
Describe the home, its layout, character, and what makes it distinctive.
Sleeping Arrangements
Clearly explain where guests will sleep. For example, distinguish between bedrooms, sofa beds, bunk beds, lofts, and other sleeping spaces.
Amenities
Highlight the features that make the property comfortable and convenient, such as Wi-Fi, laundry, air conditioning, heating, fireplaces, grills, parking, outdoor spaces, or workspace.
Location
Help guests understand where the property is situated and what is nearby. Mention attractions, recreation, restaurants, shopping, transportation, or other features that are genuinely relevant.
Policies
Be transparent about important requirements and restrictions before a guest commits to a stay.
Seasonal Considerations
If a property is particularly suited to a season or activity, explain why. Ski access, waterfront access, fall foliage, summer recreation, or proximity to seasonal attractions can all help guests determine whether the property is right for them.
Show Your Property at Its Best
Photography is often the first impression a guest has of a property.
Use clear, current, high-quality photographs that accurately represent the home.
Whenever possible, include:
- Exterior and arrival views
- Living and common areas
- Every bedroom
- Bathrooms
- Kitchen and dining areas
- Outdoor spaces
- Views
- Important amenities
- Unique or distinctive features
Photographs should be representative of the property as it is today.
Avoid photographs that are heavily edited, misleading, outdated, or intended to make a space appear substantially different from reality.
Your goal isn't to make the property look bigger or more luxurious than it is.
Your goal is to help the right guest picture themselves there.
Tell the Story
Specifications tell guests what a property has.
A thoughtful description tells them what it feels like to stay there.
Instead of simply listing features, explain what makes the property special.
For example:
Wake up to mountain views, spend the afternoon on the trails, and return to a comfortable living room and wood-burning fireplace.
Or:
With a dedicated workspace, reliable Wi-Fi, and a quiet setting, this home is especially well suited to extended stays and working remotely.
Keep descriptions inviting, informative, and specific.
Avoid exaggerated claims such as "perfect," "best," "luxurious," or "unbeatable" unless they can reasonably be supported by the property itself.
Let the property speak for itself.
Be Clear About What Guests Can Expect
Transparency creates trust.
If a property has characteristics that could affect a guest's experience, disclose them clearly.
Examples may include:
- Steep stairs
- Limited parking
- Shared outdoor areas
- Nearby road or seasonal noise
- Rustic or older construction
- Limited cellular service
- Waterfront hazards
- Remote location
- Seasonal access limitations
- Additional fees
- Shared amenities
- Restrictions on pets, children, or occupancy
These details aren't necessarily drawbacks.
For the right guest, they may be perfectly acceptable—or even desirable.
A good listing doesn't hide imperfections. It helps guests find the right fit.
Keep Your Listing Current
A listing should never be considered "finished."
Properties change. Amenities are added. Furniture is replaced. Policies evolve. Nearby businesses open and close. Seasonal conditions change.
Review your listing regularly and update it whenever something important changes.
At a minimum, verify:
- Photos
- Property description
- Amenities
- Sleeping arrangements
- Occupancy
- Rates and fees
- Availability
- Policies
- Contact information
- Seasonal information
And remember: availability deserves special attention. Even if the rest of your listing is perfectly maintained, an outdated calendar can create an inaccurate picture of what you actually offer.
Outdated information can create misunderstandings between hosts and guests.
Keeping your listing current is part of being a responsible host.
Represent Your Property Honestly
Connecting Rentals is built on trust between people.
Listings should not contain information that is intentionally misleading, deceptive, or materially inaccurate.
Do not:
- Misrepresent the property's location
- Use photographs of another property
- Claim amenities that are not actually available
- Misstate the number or type of sleeping spaces
- Conceal significant property characteristics
- Advertise unavailable dates as available
- Use misleading photographs or descriptions
- Make guarantees you cannot reasonably fulfill
When guests know what to expect, everyone benefits.
A Few Details Can Make a Big Difference
Consider answering the questions a thoughtful guest is likely to have before they ask.
Is Wi-Fi sufficient?
Tell them whether it is available and, when relevant, whether it is suitable for working remotely.
Is parking available?
Explain where guests can park and whether there are limitations.
Are pets allowed?
State the policy clearly, including any restrictions or fees.
Is the property suitable for children?
Provide relevant information about stairs, railings, water features, sleeping arrangements, or other considerations.
Is the property suitable for an extended stay?
Highlight features such as laundry, kitchen facilities, workspace, Wi-Fi, storage, and comfortable living areas.
Are my dates actually available?
Keep your calendar current and, whenever possible, import your iCal calendar to help synchronize reservations and blocked dates from other platforms.
The more useful information you provide, the easier it is for guests to determine whether your property is the right match.
Quality Over Quantity
At Connecting Rentals, we don't believe the best marketplace is the one with the most listings.
We believe in quality over quantity.
A thoughtfully prepared listing helps:
- Guests make better decisions
- Hosts attract better-matched inquiries
- Expectations remain realistic
- Communication becomes easier
- Stays begin on a stronger foundation
Every detail you provide contributes to a better connection.
Considering Full Service Hosting?
A successful rental isn't just about creating a great listing. The property itself matters.
Connecting Rentals carefully considers the properties we accept into our Full Service Hosting program. We look for homes that are well maintained, guest-ready, comfortably furnished, and capable of providing the quality experience represented by their listing.
We also look for owners who are genuinely committed to making their property available for rental. Full Service Hosting is designed for properties that are meaningfully available throughout the year or during their primary rental season—not properties that are primarily reserved for personal use with only occasional rental availability.
Our goal isn't to manage the most properties. It's to manage the right properties.
Every property we represent reflects on the Connecting Rentals name, and we take that responsibility seriously.

Your Listing Is Your Introduction
Think of your listing as the first conversation between you and a prospective guest.
Give them enough information to understand your property.
Give them photographs that reflect the real experience.
Give them accurate availability.
Give them the details they need to make a confident decision.
And keep everything current.
The best listings don't simply sell a property. They create confidence in the people behind it.
